Overview

The foundation is the most critical component of any home. When a foundation fails, it affects the entire structure—from cracked walls and sticking doors to major structural damage that can cost tens of thousands of dollars to repair. As a real estate agent, you're not expected to be a structural engineer, but you ARE expected to recognize warning signs, ask the right questions, and advise your clients on when to bring in the experts.

Foundation Types
The four main foundation types are slab-on-grade (most common in Texas, concrete poured directly on ground), pier and beam (crawl space foundation raising home 18-24 inches above grade), basement (full below-grade space, less common in Texas), and block/CMU (concrete masonry units stacked and mortared). Each has unique advantages and inspection considerations.
Warning Signs of Foundation Problems
Interior signs include doors and windows that stick or won't close, diagonal cracks in drywall radiating from corners, gaps between walls and ceiling/floor, and uneven or sloping floors. Exterior signs include stair-step cracks in brick veneer, separation at corners, gaps around windows/doors, and leaning chimneys. Multiple signs in a pattern indicate likely foundation movement.
Structural Framing Basics
Floor framing consists of joists spanning between beams with subfloor attached on top. Wall framing includes vertical studs with horizontal plates, with load-bearing walls supporting weight above. Roof framing may be traditional stick-framing or manufactured trusses. Understanding load paths helps recognize when modifications may have created problems.
When to Recommend Professional Evaluation
Recommend structural engineer evaluation when you observe: cracks wider than 1/4 inch, multiple sticking doors/windows, visible floor slopes (more than 1 inch over 20 feet), horizontal cracks in foundation walls, separation at building corners, leaning walls or chimneys, evidence of previous foundation repair, significant water intrusion, or bouncy/sagging floors over a large area.

Concrete slab poured directly on ground, typically 4-6 inches thick with thickened edges called grade beams, often reinforced with steel rebar or post-tension cables.

Pier and Beam

Efflorescence

White mineral deposits on concrete surfaces indicating moisture movement through the material, often a warning sign of water intrusion issues.

Stair-Step Cracks

Crack pattern following mortar joints in brick veneer, indicating differential settlement where one part of the foundation moves more than another.

Load-Bearing Wall

A wall that supports the weight of the structure above, as opposed to partition walls that only support themselves. Removal requires proper engineering.

Grade Beams

Thickened edges around the perimeter of a slab foundation that provide additional support and strength.

Lateral Pressure

Pressure from soil or water pushing horizontally against foundation walls, indicated by horizontal cracks and potentially leading to wall failure.

Foundation issues range from cosmetic to catastrophic—knowing when to recommend professional evaluation is critical to protecting your clients and your reputation. Remember the 1/4-inch rule: cracks wider than 1/4 inch generally warrant professional structural evaluation. Water is the enemy of foundations, so proper drainage away from the foundation prevents most problems. Look for patterns of issues rather than isolated problems, and always remember that your job is to recognize warning signs and recommend professional evaluation—not to diagnose or estimate repair costs.
