Overview

The roof protects the entire home from weather damage. In Texas, roofs face particular challenges: intense UV radiation, extreme heat, hail storms, and high winds. These factors significantly reduce roof lifespan compared to more temperate climates. Understanding roofing materials, components, and common issues helps agents identify potential problems and estimate remaining roof life—information that directly impacts pricing, negotiations, and buyer decisions.

Common Roofing Materials
Asphalt shingles are the most common (80% of homes), with three-tab lasting 12-18 years and architectural shingles 15-25 years in Texas. Metal roofing lasts 40-70 years and reflects solar radiation. Tile roofs (clay 50-100 years, concrete 30-50 years) are durable but heavy. Wood shakes/shingles last 20-40 years but require more maintenance and may affect insurance.
Critical Roof Components
The roof deck (plywood or OSB) is the structural base. Underlayment is the waterproof layer under shingles. Flashing (metal pieces at penetrations and transitions) is the most common source of leaks. Gutters manage water runoff. Proper ventilation (1 sq ft per 150 sq ft of attic) extends roof life and prevents moisture problems.
Signs of Roof Problems
Exterior signs include missing, cracked, curling, or buckled shingles, granule loss, sagging areas, damaged flashing, and moss/algae growth. Interior/attic signs include daylight through roof, water stains, mold, wet insulation, and pest intrusion. Living space signs include ceiling stains, peeling paint, musty odors, and active dripping.
Estimating Roof Age and Condition
Determine age by asking sellers, checking permits, or visual indicators. New shingles (0-5 years) have uniform color and intact granules. Middle-aged (5-15 years) show fading and minor granule loss. Aged (15-20+ years) have significant granule loss and curling. Texas conditions—UV, heat, hail, wind—reduce lifespan significantly. Multiple shingle layers indicate deferred maintenance.

Architectural Shingles

Granules

Ridge Vent

An exhaust vent installed along the roof ridge that allows hot air to escape from the attic, part of a balanced ventilation system.

Ice-and-Water Shield

A self-adhering waterproof membrane providing superior protection in high-wind areas and around roof edges.

Texas heat reduces roof life—expect asphalt shingle roofs to last 15-20 years, not the 25-30 years advertised. Flashing is the weak point where most leaks occur.
