Exterior Components

Overview

The home's exterior envelope—siding, windows, doors, and trim—serves as the barrier between the controlled interior environment and the elements. When this barrier fails, moisture enters, leading to rot, mold, pest infestation, and structural damage. Understanding exterior materials and common failure points helps agents identify problems early, before they become expensive repairs.

Siding Materials and Common Issues
Vinyl siding is most common (low cost, minimal maintenance) but can crack, warp, and fade. Fiber cement (Hardie Board) is extremely durable and fire-resistant but more expensive. Wood siding provides natural beauty but requires regular maintenance and is susceptible to rot and pests. Brick veneer requires proper drainage cavity and weep holes. Stucco can crack; EIFS (synthetic stucco) has a history of moisture problems when improperly installed.
Windows and Doors
Window types include double-hung, casement, sliding, fixed, and awning. Frame materials include vinyl (affordable, low maintenance), aluminum (durable but conducts heat), wood (beautiful but needs maintenance), and fiberglass (premium). Look for seal failure in double-pane windows (foggy between panes), difficult operation, rot in wood frames, gaps around frames, and failed weatherstripping.
Moisture Management
Modern construction uses layers: primary barrier (siding), water-resistive barrier (housewrap), flashing at penetrations, drainage plane, and proper sealing. Moisture typically enters through windows/doors, wall penetrations, roof-to-wall transitions, horizontal surfaces, and ground contact. Signs of intrusion include staining, peeling paint, soft wood, mold, efflorescence, and musty odors.
Pest Entry Points and Wood Rot
Pests enter through gaps around utilities, foundation vents, under garage doors, holes in soffit/fascia, and cracks in foundation. Signs include mud tubes (termites), sawdust piles (carpenter ants), small holes (beetles), and gnaw marks (rodents). Wood rot occurs when moisture content remains above 20%—check areas close to ground, window sills, door bottoms, and areas under leaky gutters.

Fiber Cement Siding

Siding material combining cement, sand, and cellulose fibers. Extremely durable, fire-resistant, and can mimic wood appearance. Brand name "Hardie Board" is common.

Brick Veneer

A single layer of brick attached to wood frame construction, not solid masonry. Requires proper installation with drainage cavity and weep holes at the base for moisture drainage.

EIFS

Exterior Insulation and Finish Systems (synthetic stucco). Uses foam insulation with a synthetic finish coat. Has a history of moisture problems when improperly installed, particularly around windows.

Seal Failure

When the seal between double-pane window glass fails, allowing moisture between the panes. Appears as fog or haze and indicates compromised insulation value requiring window replacement.

Water-Resistive Barrier

A layer (such as housewrap or felt paper) installed behind siding that prevents water from reaching the wall sheathing while allowing moisture vapor to escape.

Weep Holes

Small openings at the base of brick veneer walls that allow moisture to drain from the drainage cavity. Should not be clogged or sealed.

Efflorescence

White mineral deposits on masonry surfaces indicating moisture movement through the material. A warning sign of water intrusion issues.

Summary

The six-inch rule is critical: siding should be at least 6 inches above grade to prevent moisture wicking and pest entry. Caulk doesn't last forever—failed caulk is a leading cause of moisture intrusion and should be inspected regularly. Foggy windows mean seal failure and compromised insulation value requiring replacement. Weep holes in brick veneer are supposed to be open—they are drainage openings and should not be clogged or sealed. Wood contact with ground is always a problem and will eventually rot regardless of treatment. Remember that moisture damage is often hidden—by the time it's visible on the exterior, significant damage may exist behind the siding.
