Electrical Systems

Overview

Electricity is essential to modern living but can be dangerous and even deadly when systems are compromised. As a real estate agent, you're not expected to be an electrician, but you should recognize signs of electrical hazards, understand service capacity, and know when to recommend professional evaluation. Electrical issues can affect insurance coverage, financing approval, and most importantly, the safety of your clients and their families.

Electrical Service Basics
Electrical service is measured in amps, indicating system capacity. Common residential service sizes include: 60-amp (minimal, inadequate for modern demands), 100-amp (minimum acceptable for modern homes), 150-amp (better for medium-sized homes), 200-amp (current standard for new construction), and 400-amp (for large homes with significant loads). Service size is determined by the main breaker rating. Homes with less than 100-amp service may have difficulty obtaining insurance or financing.
Hazardous Panel Brands and Wiring Types
Federal Pacific Electric (FPE) panels with 'Stab-Lok' breakers have documented safety issues—breakers may fail to trip during overcurrent, creating fire hazards. Zinsco/Sylvania panels have similar problems. Aluminum wiring (1965-1973) creates fire hazards at connection points due to oxidation and different expansion rates. Knob and tube wiring (1880-1940) has no ground wire and deteriorating insulation. These issues affect insurance coverage and may require remediation.
Safety Devices and Requirements
GFCIs (Ground Fault Circuit Interrupters) protect against electrocution and are required in bathrooms, kitchens (countertop outlets), garages, outdoors, unfinished basements, crawl spaces, and within 6 feet of sinks. AFCIs (Arc Fault Circuit Interrupters) protect against electrical fires and are required in bedrooms, living rooms, dining rooms, family rooms, hallways, and closets in newer construction. Smoke and carbon monoxide detectors are required on every level and near sleeping areas.
Common Electrical Issues and Red Flags
Warning signs include: frequent breaker trips or blown fuses, flickering or dimming lights, warm or hot outlets or switch plates (serious fire hazard), sparking when plugging/unplugging, discolored or charred outlets, burning smell near electrical components, two-prong outlets (no ground), extension cords used as permanent wiring, and unprofessional or exposed wiring. Overcrowded panels with double-tapped breakers or excessive tandem breakers also indicate problems.

Service Capacity (Amps)

The measure of how much electricity a system can handle at once. 200-amp service is the current standard for new construction; less than 100-amp may affect insurance and financing.

Federal Pacific Electric (FPE)

Safety device that protects against electrocution by detecting current imbalances and cutting power in milliseconds. Identified by TEST/RESET buttons. Required near water sources.

AFCI (Arc Fault Circuit Interrupter)

Safety device that protects against electrical fires by detecting dangerous arcing conditions. Required in most living areas in newer construction.

Knob and Tube Wiring

Wiring standard from 1880-1940 using individual wires through porcelain insulators. Has no ground wire and deteriorating insulation. Many insurers will not cover homes with active knob and tube.

Summary

Service capacity matters—less than 100-amp service may affect insurance and financing, and modern homes typically need 200-amp service. Know the problem panels: Federal Pacific (FPE) and Zinsco panels are documented fire hazards requiring disclosure and often affecting insurance and transactions. Aluminum wiring requires attention—if present, verify proper remediation has been performed and documented. GFCIs save lives and should be present in bathrooms, kitchens, garages, outdoors, and near any water source. Hot outlets are dangerous—any outlet or switch that feels warm indicates a potential fire hazard requiring immediate attention. Recommend professional inspection for homes over 40 years old, homes with known panel issues, or any signs of electrical problems.
