Plumbing Systems

Overview

Plumbing systems supply clean water to fixtures, heat that water for use, and remove wastewater and sewage from the home. While most plumbing is hidden inside walls and underground, certain visible indicators reveal system condition and potential problems. Understanding plumbing materials—particularly those with known issues—helps agents protect clients from expensive repairs and transaction complications.

Supply Piping Materials
Copper has been the industry standard for decades with 50+ year lifespan. PEX (cross-linked polyethylene) is now dominant in new construction—flexible, freeze-resistant, and color-coded (red for hot, blue for cold). Galvanized steel (pre-1960 homes) corrodes internally causing low pressure and needs repiping ($5,000-$15,000). Polybutylene (1978-1995) is prone to sudden failure and affects insurance/lending. CPVC becomes brittle with age, especially in hot water lines.
Drain, Waste, and Vent (DWV) Systems
White PVC is the modern standard with 100+ year lifespan. ABS (black plastic) was common 1970s-1990s and performs well. Cast iron (pre-1970 homes) lasts 75-100 years but eventually corrodes internally causing slow drains and backups. Every fixture requires a vent to prevent trap siphoning and remove sewer gases—gurgling drains, slow drainage, and sewer odors indicate venting problems.
Water Heaters
Tank water heaters (40-80 gallons) last 8-12 years—check serial number for age. Look for rust, base leaking (tank failure), proper TPR valve discharge, and sediment buildup (rumbling sounds). Tankless units last 20+ years but require annual descaling. The Temperature and Pressure Relief (TPR) valve discharge pipe must route within 6 inches of floor or exterior and never be capped or plugged—this is a critical safety device.
Common Plumbing Issues
Low water pressure throughout older homes usually indicates galvanized pipe deterioration. Single slow drains are typically localized clogs; multiple slow drains may indicate main line or venting problems. Rust-colored hot water indicates tank corrosion. Sewer odors result from dry P-traps, failed toilet wax rings, or broken vent pipes. Water stains indicate past or ongoing leaks requiring investigation.

Polybutylene (PB)

Gray, blue, or black plastic pipe installed 1978-1995 that reacts with chlorine, becoming brittle and failing suddenly. Many insurers won't cover homes with PB or charge higher premiums; some lenders won't finance.

Galvanized Steel

Steel pipe with zinc coating standard before 1960. Interior corrodes over time restricting water flow. Low pressure in older homes typically indicates galvanized deterioration requiring repiping.

PEX (Cross-linked Polyethylene)

Flexible plastic piping dominant in new construction. Color-coded red (hot), blue (cold), white/gray (either). Freeze-resistant, corrosion-resistant, with 40+ year expected lifespan.

TPR Valve (Temperature and Pressure Relief)

Critical safety device on water heaters that releases pressure if temperature or pressure becomes dangerous. Discharge pipe must be properly installed—missing or capped discharge is a serious safety hazard.

Cast Iron Drain Pipe

Heavy black or rusty drain piping standard before 1970. Lasts 75-100 years but corrodes internally causing slow drains and backups. Can often be lined rather than fully replaced.

P-Trap

Curved section of drain pipe that holds water to block sewer gases from entering the home. Dry traps in unused fixtures allow odors to enter—run water periodically to maintain the seal.

Sewer Scope Inspection

Camera inspection of sewer line ($150-$300) that reveals problems before closing. Recommended for homes over 20 years old or with cast iron drains.

Summary

Polybutylene (gray plastic pipe from 1978-1995) is a red flag—prone to sudden failure and creates insurance and lending issues. Galvanized pipes in older homes mean low pressure and eventual repiping costs. Water heaters last 8-12 years, so check the data plate for age. The TPR valve discharge pipe must be properly installed—this is non-negotiable for safety. For homes over 20 years old, a sewer scope inspection is worth the cost to reveal hidden problems. When you notice low water pressure during a showing, that's a significant warning sign, not a minor inconvenience.
