Interior Components

Overview

Interior components—walls, ceilings, floors, doors, and built-in features—affect livability, aesthetics, and value. While many interior issues are cosmetic, some indicate structural problems or hidden defects. Understanding interior components helps agents evaluate overall home condition and identify issues that require further investigation.

The following key concepts are essential to understanding this module:

Walls and Ceilings
Drywall (gypsum board) is standard in modern construction. Common issues include nail pops (cosmetic, from wood shrinkage), cracks (may indicate structural movement if diagonal from door/window corners), water damage (staining, swelling, mold), and texture mismatch (indicating repairs). Plaster walls in pre-1950 homes may show hairline cracks, bulging, or loose sections. Popcorn/acoustic ceilings from 1950s-1980s may contain asbestos if pre-1978—testing required before removal.
Flooring
Hardwood floors add value and can be refinished—evaluate for scratches, cupping/crowning (moisture problems), gaps, and water damage. Laminate cannot be refinished and swelling at edges indicates moisture damage. LVP (Luxury Vinyl Plank) is waterproof but check for tears and lifting. Tile should be checked for cracks, loose tiles (hollow sound when tapped), and grout condition. Carpet condition affects appearance but is easily replaced.
Doors and Trim
Interior doors should operate smoothly and latch properly. Sticking doors throughout a home may indicate foundation movement; a single sticking door is usually minor. Door frames and casing should be plumb, square, and properly attached. Baseboards and trim should be tight against walls with tight miter joints—water damage at floor level near exterior walls and bathrooms is a red flag.
Stairs and Railings
Stairs include treads (horizontal), risers (vertical), stringers (support), and landings. Safety requirements include consistent riser height, adequate tread depth, and proper handrail height (34-38 inches). Railings are required when more than 30 inches above floor. Baluster openings should not allow a 4-inch sphere to pass (child safety). Older homes may not meet current standards—verify railings are secure regardless of code status.

Nail Pops

Fasteners backing out of drywall, creating bumps or exposed heads. Usually cosmetic, caused by wood shrinkage or normal settling.

Popcorn/Acoustic Ceiling

Textured ceiling finish common from 1950s-1980s. May contain asbestos if installed before 1978—testing is required before any disturbance or removal.

Cupping and Crowning

Cupping is when hardwood floor edges are higher than center; crowning is when center is higher than edges. Both indicate moisture problems in the flooring.

Lippage

Uneven tile edges where adjacent tiles are at different heights. Can be a trip hazard and indicates improper installation.

Baluster

Vertical members supporting a handrail. Current safety standards require spacing that prevents passage of a 4-inch sphere to protect children.

Tread and Riser

Tread is the horizontal stepping surface of stairs; riser is the vertical section between treads. Inconsistent heights cause trips and are safety hazards.

P-Trap

Curved drain section holding water to block sewer gases. Dry traps in unused fixtures allow odors—run water periodically to maintain the seal.
