Insulation and Ventilation

Overview

Insulation and ventilation work together to maintain comfort, control energy costs, and prevent moisture damage. Inadequate insulation wastes energy; improper ventilation leads to moisture problems, mold growth, and premature building material failure. These systems are largely invisible but significantly impact both living costs and home durability.

Insulation Types and R-Values
R-value measures thermal resistance—the insulation's ability to resist heat flow. Higher R-value means better insulation. Texas attics need R-38 to R-60. Common types include fiberglass batts (R-3.0 to R-3.8 per inch), blown-in cellulose (R-3.1 to R-3.8 per inch), open-cell spray foam (R-3.5 to R-3.7 per inch), and closed-cell spray foam (R-6.0 to R-7.0 per inch—the highest R-value per inch).
Attic Insulation Evaluation
Assess attic insulation by measuring depth at several points, identifying the insulation type, calculating approximate R-value (depth × R-value per inch), and comparing to recommendations. Texas minimum is R-38 (approximately 10-13 inches of fiberglass batts or 10-12 inches of blown insulation). Common problems include insufficient depth, uneven coverage, gaps around penetrations, and compressed or wet insulation.
Ventilation Requirements
Proper ventilation removes heat in summer, removes moisture in winter, extends roof life, and prevents condensation. Effective ventilation requires balanced intake (soffit vents at eaves) and exhaust (ridge vents, roof vents, or gable vents). The general rule: 1 square foot of net free ventilation area per 150 square feet of attic floor space, split evenly between intake and exhaust.
Moisture and Condensation Issues
Common causes of attic moisture include bathroom exhaust fans venting into the attic, dryer vents terminated in the attic, inadequate ventilation, and air leakage from living space. Signs include water stains on rafters or sheathing, mold growth (especially on north-facing roof sheathing), frost in cold weather, wet insulation, and rotted wood.

A measure of thermal resistance indicating how well insulation resists heat flow. Higher numbers mean better insulation performance.

Fiberglass Batts

The most common insulation type—pink, yellow, or white fluffy material in rolls or batts. R-3.0 to R-3.8 per inch. Performance depends on proper installation without gaps or compression.

Blown-In Insulation

Loose-fill insulation (fiberglass or cellulose) blown into attics or walls. Cellulose is denser and settles less than fiberglass but can absorb moisture.

Closed-Cell Spray Foam

Premium insulation providing R-6.0 to R-7.0 per inch—the highest R-value per inch. Acts as both air barrier and vapor barrier, and adds structural strength.

Soffit Vents

Intake vents located at the eaves that allow cool air to enter the attic. Must remain clear and unblocked by insulation for proper ventilation.

Ridge Vent

Exhaust vent running along the roof peak that allows hot air to escape. Works with soffit vents to create balanced attic ventilation.

Vapor Barrier

Material that prevents moisture from passing through. Required in crawl spaces (6-mil polyethylene minimum) to control ground moisture.

Summary

Texas attics need R-38 to R-60 insulation—many older homes have far less, significantly increasing cooling costs. Bathroom fans must vent outside, not into the attic, as this is a code violation causing moisture damage. Soffit vents need to be clear of insulation blocking them. Moisture in attics is serious—water stains, mold, or wet insulation indicate problems requiring investigation. Insulation upgrades are one of the most cost-effective energy improvements. Crawl spaces need vapor barriers and proper ventilation for moisture control.
